Hinsdale 4th Graders Win IRCA State Competition 2011!

Congratulations to the Hinsdale 4th Grade Small Cheerleading Squad! Under the direction of Carla Steuck and Karen Eck they placed 1st at last weekends (Illinois Recreational Cheerleading Association) IRCA State Competition Cheer/Pom Competition at Sears Centre on December 3-4th, 2011. The hard work, dedication, and talent of these athletes won them a bid to the state competition after they took 1st place at the BGYFL competition at the end of October. Thank you again to our football team for all your support and the parents for your enthusiasm. Special thanks to all the Hinsdale residents and family members that came to cheer the girls on. They competed against seven fabulous teams that also won a prior competition to get them to the state level. Our three teen coaches include Morgan Steuck, Mimi Gee and Nicole Claycomb. Our team members include Sophia Bruni, Mary Coffey, Brynn Cummins, Ramona Dawson, Vivian Eck, Kayleigh Excell, Olivia Fallon, Gigi Gee, Maddy Glasby, Charlotte Gleason, Jackie Pergantis, Katie Turgeon, Claire Watkiss, and Izzy Wychocki. Congratulations to this first year Hinsdale Falcon Team for earning the title of State Champions 2011!!!

2008 Second Quarter – May 1 – August 30. Hinsdale, IL Real Estate Transactions

In the second quarter of 2008 one hundred two Hinsdale homes and attached single family homes sold.  The single family homes sold at an average of 91% ratio of List Price to Sale Price; while, the attached single family homes sold at a 97% ratio of List Price to Sale Price. The average market time for both single family and attached homes to be on the market before it sold was 254 days.  From May 1, 2008 to August 30, 2008 twenty eight single family and attached homes were reported sold in the Multiple Listing Service (MLS) of Northern Illinois in the price range under $500,000, thirty one single family and attached homes were sold in the range from $500,000 to $999,999, and forty three single family and attached homes were sold over one millions dollars.  The highest priced home sold for $4,100,000.  The average selling price was $1,040,233, while the average list price was $1,260, 869.

The Art of First Impressions

As you prepare your home for the market, one thing to keep in mind is that you have only one chance to make a first impression. It is absolutely vital that prospective buyers form a good impression of your home–beginning the moment they drive up.You can help create that good first impression by presenting potential buyers with a well-cared-for yard including a mowed lawn. Your front door and porch should be clean and neat, preferably freshly painted. These first important encounters create a positive impression that carries through to the rest of your home. An inviting atmosphere implies that your house has been well maintained and taken care of. Homes that convey pride of ownership frequently receive the best offers.  If your home appears disheveled or uncared for, prospective buyers may quickly conclude it’s been neglected and is in need of repairs. Such a negative impression can result in a less-than-generous offer–or possibly no offer at all.  Try viewing your home through a potential buyer’s eyes.
