This past couple of weeks were very busy ones here in Hinsdale, with Thanksgiving, the recent opening of CiNe Mexican Grill, the Community House Holiday Ball, and the Hinsdale Christmas Walk. Our friends in retail tell us that sales are up–some are even reporting Christmas-type numbers! Things are looking good on all fronts. We are eternally grateful and respectful of his leadership. He is truly one of a kind!
The Hinsdale market continues to move right along. There is still quite a bit of activity and prices continue to remain fairly constant, in line with where they have been over the past few months. Take note that the November 2012 sales have doubled over November of 2010 and 2011 . To put things into perspective, we have outlined some stats for you below.
- November 2010:
- 10 sales
- Average price = $1,060,800
- Average market time = 224 days
- Maximum sold price = $2,975,000
- Total sales in $ amount = $10,608,000 million
- November 2011:
- 13 sales
- Average price = $790,769
- Average market time = 297 days
- Maximum sold price = $2,370,000
- Total sales in $ amount = $10,280,000 million
- November 2012:
- 28 sales
- Average price = $930,213
- Average market time = 229 days
- Maximum sold price = $2,875,000
- Total sales in $ amount = $26,045,950 million
In our opinion, the increase in sales this month is due in large part to the abundant inventory in Hinsdale. As of today there currently are 196 properties for sale, while only 10 units have expired off the market. Look forward to another 48 closings soon as they are under contract moving toward a closing. Coupled with the recent changes in mortgage rates, this makes for a very interesting market in Hinsdale.

Personal Letter Real Estate Market Update
Tuesday, November 27th, 2012Greetings from beautiful Hinsdale, Illinois – here is your Hinsdale, Clarendon Hills, Oak Brook and Burr Ridge market update!
On the business side, the Crawford Group Sothebys real estate market has really started to heat up. We are expecting a very strong finish through the end of December. As it stands right now our Crawford Group Sothebys team has had thirteen listings go under contract and participated as buyers agents in 4 other deals. In the past three months we have closed thirteen of our own listings and sold as buyers agents 10 other single family detached and attached homes. The general consensus from the agents around town is that there has been a significant increase in activity, especially when it comes to the high-end product.
For those who enjoy numbers and statistics, here is what we are looking at right now for homes in the Hinsdale Central school district: In the last 30 days, we have seen a total of thirty eight homes close with an average price of $884,064 and a total dollar amount of $33,594,450. There are currently 63 homes in the Hinsdale Central School District that are under contract. And, of the current homes listed on the market today here are your NEW listings from the past 14 days which feed into Hinsdale Central High School.
