The Art of Staging

I have found from experience that the activity during the first two weeks a home is on the market tends to predict how long it will take to sell. Potential buyers eagerly jump on new homes on the market.Here are some “staging” tips you might find helpful:
* Keep your home in “show shape.” Make sure that beds are made, dishes are in the dishwasher or put away, everything is picked up, and the kitchen and bathrooms sparkle.
* Decorate with fresh flowers. Many home sellers use potted flowering plants that last much longer than cut flowers. Place them inside and out. They really add cheer!
* Turn on lights; replace all burned-out bulbs. Open blinds and draperies. Let the natural light in.
* Confine pets and keep them out of sight when possible. They can be distracting, and some people have allergies.
* Create a relaxed atmosphere with soft background music.

HCHS Cheerleaders Fighting Cancer

As also stated in the Hinsdale Central email bulletin the 40 fall season Hinsdale Central High School cheerleaders were celebrated this mornings on NBC 5 Morning News between 6 and 7 AM.  The focus was on the amazing work the cheerleaders have accomplished over the last six years in raising funds to support  the Making Strides Against Breast Cancer Walk.   The walk is held in Chicago, this Sunday, Oct. 19 at Lawrence and the Lakefront.  The stage events and presentations begin at 8 :00am with the walk starting at 9:00am. 

At the walk the squad has been asked to offer a “cheer” and coach Julie Schlueter  has been asked to say a few words.  The cheerleaders, their coaches and parents will be walking to represent our school.  So far this year the students have raised, $37,620.00.  For each of the past 3 years, the HCHS squad has been the top group in the State.  Including this year’s funds, the cheerleaders have raised over $186,000.00 for the fight against breast cancer.  To do so they have sold t-shirts, collected in the rain, the blazing sun, had garage sales, collected online, walked our neighborhoods, collected during lunches, collected from the fans at games, and probably annoyed everyone they know…but they have gotten the job done! It has been a community effort.  The students have met some wonderful survivors, and have inspired others through their involvement in this project.  This sustained effort has been a great life lesson for everyone involved, including my own daughter, Carly Steuck.

2008 Second Quarter – May 1 – August 30. Hinsdale, IL Real Estate Transactions

In the second quarter of 2008 one hundred two Hinsdale homes and attached single family homes sold.  The single family homes sold at an average of 91% ratio of List Price to Sale Price; while, the attached single family homes sold at a 97% ratio of List Price to Sale Price. The average market time for both single family and attached homes to be on the market before it sold was 254 days.  From May 1, 2008 to August 30, 2008 twenty eight single family and attached homes were reported sold in the Multiple Listing Service (MLS) of Northern Illinois in the price range under $500,000, thirty one single family and attached homes were sold in the range from $500,000 to $999,999, and forty three single family and attached homes were sold over one millions dollars.  The highest priced home sold for $4,100,000.  The average selling price was $1,040,233, while the average list price was $1,260, 869.

The Art of First Impressions

As you prepare your home for the market, one thing to keep in mind is that you have only one chance to make a first impression. It is absolutely vital that prospective buyers form a good impression of your home–beginning the moment they drive up.You can help create that good first impression by presenting potential buyers with a well-cared-for yard including a mowed lawn. Your front door and porch should be clean and neat, preferably freshly painted. These first important encounters create a positive impression that carries through to the rest of your home. An inviting atmosphere implies that your house has been well maintained and taken care of. Homes that convey pride of ownership frequently receive the best offers.  If your home appears disheveled or uncared for, prospective buyers may quickly conclude it’s been neglected and is in need of repairs. Such a negative impression can result in a less-than-generous offer–or possibly no offer at all.  Try viewing your home through a potential buyer’s eyes.
